How much do custom houses cost to build?

The Australian dream of owning a house has been long held by many. If you are dreaming of building your dream house, there are a number of factors to consider. Recent events in Australia have affected house construction prices, so you are likely to have the freedom to fine build the house of your dreams!

When planning your build, you will need to know the difference between production home builders and custom home builders. Each type of builder will allow you different levels of control over your build, which means that knowing this difference will help you to determine the degree of control you will have over the construction of your dream home.

In terms of design control, production home builders have a set of home plans (including catalogues of products such as appliances, flooring and cabinets), from which you – as a buyer – will choose from to create a model of the home you desire. Most production home builders will usually also offer you a new home and land as a package. Customer home builders, on the other hand, allow you to select most of the design details that go into your new home, which means you can be as creative as you when planning the design of your home. Custom-built homes also allow more flexibility as they can be built on property you already or hand-picked. However, costs are likely to drive up when working with a custom home builder as they can buy supplies and materials on demand only, while production home builders can buy supplies in bulk, which is usually a cheaper option.

The cost of building a house depends on several factors, including but not limited to the size of the dwelling you are planning to build, the location where you are planning to build, availability of resources, slope of land and the quality of fixtures and fittings.

However, before delving into the costs of these factors, you will also need to consider the local regulations and changes in policy which may affect your budget (and your plans!). The recent government stimulus has resulted in the number of builds increasing considerably. State based programs have provided extensive support to the housing industry, especially for detached housing. Since June 2020, NSW has seen the highest number of detached housing approvals – 114,000 dwellings have been approved, which is also the highest number of approvals over a 10-month period since 1989. At the same time, however, this record number of house builds driven by the Australian government’s HomeBuilder program have sparked shortages in the availabilities of key tradespeople and led to the increase in prices of materials. Customers are also facing delays in completing their builds for the same reason.

Now, in terms of pricing, you’ll need to be aware of the fact that prices advertised by builders on billboards are mere starting points and do not reflect the full cost of building. These starting points usually include only the basics. If you are looking for full prices which includes everything within the interiors and exteriors of your house, you will need to look for ‘turn key’ packages, which basically mean that all you need to is turn the key and step inside your completed new house.

The cost of building a house varies considerably and can depend on which area in Australia you are planning to construct your dream home. Additionally, the size of the house and the quality of the finishes will impact upon the price as well. Typically in NSW, custom home builders charge more than production home builders, precisely for all factors mentioned above. Naturally, a larger sized house will be pricier as it will require more materials and labour, and sometimes even more specialised equipment. Better materials demand better finishing and craftsmanship, which may lead to the costs rising proportionately. The complexity of design and level of detail may end up requiring the services of an architectural team. Complex structures may result in more structural members and materials being added to the costs.

In Sydney, custom home builders will usually provide a consultation session, during which they should be providing an estimate of the cost of your build. Usually the cost per square metre to build a basement or garage is considered as a separate cost. Additionally, the costs of additional structures such as swimming pools, landscaping and fencing, demolition of existing buildings, removal of asbestos and the cost of all consultants and permits are added on.
